Folks

I have a rental property I own south of Krakow. I am not using a property management company to rent out to tenant. Various reasons for this - it's a long story...

Wanted to try and understand if there is a Polish equivalent to the below:

http: / /www .propertysecrets .net /article /legal _responsibilities _of _a _landlord /1588 .html

I am just interested if there are any certifcates/insurances/best practices anyone can point me to.

Does anyone take out any form of "personal indemnity" against - worst case - a tenant sueing you for falling out of window or other forms of mis-haps that can happen.

Any advice appreciated!

This is not a reply..but simply just to see if anyone could help on this...?

I see this thread was (re)featured on the PS Homepage front page and so was again scouting for advice or anyone who might know where I would start.

Thanks!

Hi !

I have my property management in Poland with a spanish company.
They are really good, and gave me a written warranty againt those problems.

I am really happy with them, money comes to my account easily.
I can only recommend them.

Any other agencies did you try ?

Under common law, landlords must ensure the safety and maintenance of rented property and their contents so that no injury or damage is caused to the occupants, neighbors or the public. Fulfilling your responsibilities as a landlord during a tenancy can be very time consuming, which is why some people opt for a property management company to fulfill your duties on your behalf.

The property needs to be well maintained, as this is crucial to the long term success of your venture. In addition, there are a number of legal responsibilities that are placed upon you as a landlord, some of which need to be addressed even before your property is occupied.

Thank you.

This does echo my own feelings about the safety and condition of the flat - such things as smoke alarms/carbon-monoxide alarms etc.... safety of appliances, access etc...

It is your second paragraph that is very much why I paced the original posting "...there are a number of legal responsibilities that are placed upon you as a landlord...". It is the country specific regulations that I after that....and struggling to find.

Does anyone know what these are?
