I have invested in the Metro development in Warsaw. So far I have not taken out a mortgage, making stage payments from a British remortgage. According to the latest PS update the current valuation is almost 60% higher. If I now take out a mortgage will I be able to base it on the current valuation or will I be limited by the purchase price. Any advice will be much appreciated. Regards Alan

I have made preliminary enquiries for myself on the same subject and it seemed that mortgage is based on current valuation, not purchase price. Have not yet pursued it though, so facts may be slightly different, and different Banks may take different views. Cheers

I am interested in the possibilities for withdrawing equity once your mortgage is set up considering the relative immaturity of the Polish mortgage market

Has anyone been successful or have any views on whether you can remortgage in Poland or take out a second mortgage in order to release equity? Also, does Open Finance have access to this forum as they would be able to provide some input I would imagine?

I believe that Noble Bank / Open Finance may have a remortgage product ready (or very nearly ready). The caveat is that your property needs to be already registered at the land registry, and this usually takes several months after the handover. Andrew

Thanks Andrew, I will follow this up. At present, and I suppose like lots of PS investors despite the capital gains, I have too much capital tied up in Poland. The ability to remortgage is key to me making new investments. Regards Alan
