Useful article - especially as I'm just beginning to get paperwork together for my Cotton Mill, Lodz mortgage application! One thing I didnt understand - this article mentioned the need for a solicitor, and you had to go to Dublin to get it notarised? Do I need to arrange a UK based solicitor to act on my behalf or is it a solicitor in Poland? If the latter, does Property Secrets recommend anyone as I wouldnt know where to begin?! Any advise would be welcome

Hi Eben, It's a solicitor in Poland you can use to do two things - sign the PPC (Preliminary Purchase Contract - usually part of the PS deal anyway) and also the final mortgage signing if you're taking out a Polish mortgage. You don't need the second one if you're not taking out a mortgage or if you're going over yourself to do the signing. I went to Dublin purely for the Power of Attorney, the legal doc that allows the Polish solicitor to act on my behalf without my prescence in Poland. I had to go there because I was running out of time and to get one apostilled by the UK foreign office would have taken too long - in Dublin I could get the PoA witnessed by a solicitor and then 'apostilled' by the Irish foreign office all in the same day. You can do this anywhere, doesn't have to be in the UK, as long as you get a solicitor to sign and the relevant government dept. to apostille it to confirm it's legit. Hope that makes sense...

Hi Eben, Sorry, I didn't make clear the main point of this which is you might find that the lawyer you are obliged to use for the PPC part costs a fair bit more that a self sourced one at the signatory stage - just worth checking anyway... Neil
