I have successfully got several mortgages with Noble, I have been able to scan most documents and send via email (original not required) except for documents with signatures such as accountants confirmation of income letter.

By scanning in your monthly bank statements, end of year lenders statements, rental agreements etc & having online versions of your tax returns etc etc it speeds the process up no end, also you know the documents are received instead of waiting 10 days to check if they have arrived in the post or not.

It definitely seems to be easier than a couple of years ago, but still not easy !

BTW this issue of getting the mortgage rate reduced once the mortgage is registered with the bank, be prepared for a very long wait, I was told 6 months, it is now more than 18 months of constant chasing, you have to get a mortgage register for the property setup (12 months atleast) & then get the bank to produce the documents to be registered in it, still ongoing for all of mine. Unsurprisingly the banks are not that motivated to get this process done quickly so they can reduce the interest rate they charge you, thereby reducing their income !!

Hi Antony

Would you recommend Noble Bank then? As in - you are happy with the service they provide you?

This is good feedback which we can use to improve further our clients' experience with a number of brokers.

If anyone else has any experiences - good or bad - do let us know.

Hi Ben

Noble bank summary - rates are high, fees are low (it seems difficult to get both low)

I have had alot of trouble in the past particularly trying to get any proper communication going with Polish brokers/banks, recently I have found Rednet finance (Daniel Podpora) to be good at communicating quickly & efficently, this is making a big difference. Although this was not without problems initially, when I had to pay some shocking translation costs (£800 GBP) for a self employed application including accts etc, for an application to Millenium bank which was refused in the end because of 'lack of financial transparency' basically because I am self employed !

Still the current route of Rednet finance using Noble bank is working OK and I could tentatively recommend this.

Hope this helps, Antony.

Getting a Polish mortgage is one thing, being able to use the online account is another.

I got a mortgage from Millennium and they are an absolute nightmare to deal with. Having deposited the funds for the fit out and kitchen my daily limit for withdrawl is 500PLN unless I fly out and visit a branch to change it.

My advise is use a broker who speaks Polish as without one you would be stuffed. Once agreed that they will lend go out their yourself and sign the mortgage documents yourself. Relying on your lawyer to do this is not the best way to deal with it.

Once out there get all passwords, credit cards, daily limits sorted out as you cannot do anything online once back in the UK.

Tom

That sounds pretty bad. Nordea's acct & online service is very good. There are previous threads about how to open a Nordea acct, it seems to keep changing.

I applied for a Nordea account and never received a thing - must try again...

It's interesting to hear your experience Antony on sending over scanned docs - I'll need another mortgage next year so I'll try that approach - still haven't got my original docs back yet...
