I'm buying a 1BR apartment (60 m2) in a development called Ulanska Park, a conversion of an old army garrison building not far from central Poznan. Not a PS-sourced property. My sourcer (not sure if it's bad etiquette to name them in this PS forum?) listed rental range from 700-1000 GBP, variation attributed to level of fitout. After reading Alan's post from recent Poznan visit, I'm feeling a bit uneasy about those figures, but they are all I have to go on. They are intended to be marketed to "young professionals." I'm really new to this so my questions are probably naive. 1. There is a choice to be made whether to go for the "longterm tenant" finish versus fitting out for "shortterm occupancy"--ie, probably travelling corporate types, maybe vacationers. Any thoughts on pluses and minuses of trying for shortterm-stay market? 2. Assuming I go for usual "longterm" tenancy, does it make sense to anyone to try to differentiate my unit from others in same building by degree of luxury in fitout? Or is the building/location itself the overwhelming factor in rental amount? 3. Can anyone suggest a firm to handle fitout or fitout design for this unit in Poznan? Or does everyone here generally use the firm suggested by the property finder? (They haven't given their recommendation yet.) 4. Ditto for kitchen? I will be briefly in London and Poland week of Apr 23-27 and could visit in person, but since I speak no Polish at all, am inclined to continue working via sourcer. Thanks.
