I am traveling over to Poznan at the end of the month, for a few days, to see how the Pelikan development is getting on and to get a better feel for the place. I will post some pictures of the development when I get back. Does anyone have any hotel (central), restaurant or even bar recomendations for Poznan.

I like to rent apartments instead of staying in hotels. Last time I was in Poznan I got a good central apartment through capital apartments. It's usually cheaper than a hotel room. Poznan can be a real pain for accomodation if there is a big exhibition on at the time.

Alan, I stayed at Domina Inn Hotel in central Poznan. Very reasonable, clean 4 star hotel. Hope this helps. Alex.

I've stayed at the Ibis and Mercure Panorama - both fine according to budget.

I am just back from a few days over in Poznan. The Pelikan development appears to be on track, basic structure is complete and walls/windows are in all but the top two floors. The area the development is located in looks pretty good and is reasonably central, you can walk into the centre in about 20 mins, about 10 mins if you catch the tram. Guaging values and rental prospects was difficult the market is so thin there are very few comparables. Rents appeared to be low - even modern developments seem to be mostly around the £200pcm mark highest I saw was £320pcm for a new very central 3 bed. Capital values were impossible to judge - the majority of flats were around the 1,500PLN Sqm mark with new developments at 4,000 - 6,000PLN Sqm. A couple of Pelikan units were on the market at 10,000PLN Sqm but nothing else was at that level, so hard to know if the price was anything like realistic. I will try to load a few photos of the development and town tomorrow. Regards Alan

Attached are some photos of the Pelikan development taken on my recent visit to Poznan. The development looks like it will be very impressive when complete. Current pricing by the developer is well over 2 times the PS price at 10,240-12,000 PLN. Although there seems to still be a fair number left to sell. Link below is to the developer website (hopefully PS will leave this on - I don't think they have to worry about their customers rushing off to buy at this price). It may have been me that described the riverbank as scrub. I was talking about the other PS offer in Poznan (Riverside?), which is further to the north and where the river bank is most definitely scrubby and overgrown. No doubt that will change though.

Alan Nice pictures thanks for posting them. I can see my apartment, second floor more or less in the middle of the block facing straight down the bank. I am expecting afternoon / evening sunshine, it would be good to know what time the photos were taken, I see the sun coming off the right side of the picture. Also in previous pictures the trees looked as if they might block some light to the lower level units in summer, would you agree. Great news about the growth too. thanks alan

Alan The pictures were taken at about 11:00am. You are right about the trees, they are bigger than they look in the photos and during the summer will obscure views up to about the 5th Floor level; although probably not too badly in front of your flat. It was the corner flats nearest the camera that would have the worst shading (bad enough to joke about the owners urgently needing to find a chainsaw). The pick of the apartments were defintely the ones on the riverside corner furthest from the camera. I have posted a few more photos Regards Alan
