Anyone know of decent property management companies in Krakow?

I use one that has been superb on my Legend apartment but I am not sure that I can name them on the forum. Against the rules.

Perhaps you can ask PS to get us in touch with each other.

What a shame. I have been with PS for years now and I have been helped by many other customers and I have helped others where I can.

PS, you really need to sort this out. I see nothing wrong with consenting adults swopping details with each other "off line". Afterall, we meet each other and swop details at your get togethers. You'll be banning that next.

Look, I have valuable knowledge that can help James. Both of us are customers, and both of us want to contact each other.

I thought that this was against the rules but glad to learn I can post my recommendations.

The company I use in Krakow are called Leach & Lang.

I am not sure how they compare on price with other agents but they have done a great job for me on completion services, letting, management, tax and accounting.

They found me tenants fast and I have just had tenants leave to be replaced the following day by new tenants ie zero void.

They have offices in Warsaw as well although I have only used them to sell my apartment there, which they did very quickly and almost completely hands off.

Hi there,

The average rent in Krakow is 1600pln per month

Under Leach and Lang the fees would be as follows (according to their current management contract sent to me last week):

Letting fee = 1 month rent = 1600 plus vat
Management fee = fixed 250pln plus vat
Tax form = 100 per month plus vat
Nip number generation = one off 200 plus vat
utility contract set up = one off 200 plus vat

Therefore year one costs for Leach and Lang = 7564pln

RedNet charge:
Letting fee one month rent = 1600 plus vat
Management fee 9% = 144 plus vat
Accounting inc Tax, NIp etc = 150 plus vat
Utilities set up = included in management charge

Therefore RedNet year one costs = 6256pln


RedNet are on average 7% cheaper and will save you over 1300pln in the first year.

In year 2 going forward, RedNet are 19% cheaper.

This is an example using a real average of actual data at current market rates.

It's good to get an analysis between the two agents. I must admit, I was surprised that I was given the go ahead to post L&L details.

My motivation was to respond to the request for help from a fellow PS customer. That's why we have a forum I think.

I can only comment that when I engaged L&L my primary aims were to have my apartments snagged and handed over efficiently, to have them let out quickly and to have minimum voids. They were the only company I found at the time that gave me that confidence and I can happily report that they have delivered, for me at least. These were more important than price. I am happy to pay a bit more for great service.

I cannot remember the PS (I-Property Assets) model for Rednet but I seem to remember that there are charges payable to I-Property Assets. If there are, are these included in your analysis?
