Hello Stanislav,

I think it is misleading to say that apartment sales in Romania are struggling. I suspect you are referring mainly to Bucharest as all of my sources in second tier cities confirm that although there is a slight slow down the market is still pretty buoyant.

I have been trading land in the Brasov area for a while now and there has been a definate movement from locals buying in cash to locals buying using a mortgage. The process is therefore slower but the end result is the same.

Large plots of land of 3 hectares plus and large villas are not selling as well as smaller land plots, apartments (especially new ones) and commercial buildings.

My opinion is that the Bucharest market has been booming, (long before PS entered) and it had to slow sooner or later. There are a lot of investment driven sales by non Romanians and a period of catch up was inevitable, before the next surge.

I am sure if you call Tom at the Krakow office he will give you the details.

I asked in the last post whether you got the data from Krakow or Warsaw. There may be two differring rates for the two cities and I suspect you quoted Warsaw which is not relevant to Krakow.

Hi Oliver,

I have a contract sent to me by Leach and Lang a few weeks ago when I was thinking about changing to them.

The charges they quoted me for Warsaw are far lower than those you have posted.

Management fee 200 + VAT
Tax accounting 50 +VAT

Using your example of a 1600 PLN rental, they come out at 6100 in the first year, which is far cheaper than Rednet.

Add in the iProperty Assets monthly fee (100 PLN) and the £500 one-time fee for PLS set up, and PS/Rednet are way too expensive.

I would be interested to see the contract that they sent to you. I would be happy to fax you my copy if you want.
