I have had it confiemed that the figures provided for riverview/poznan were based on comparing a black finish without kitchen purchase price with a white finish+kitchen cost exaggerating the growth from 45% to 100%

As I also bought into Golden brook which is currently only showing 3% can you please confirm that this is comparing like for like or has there been a loss?

I can confirm that the price for Golden Brook is white finish with VAT calculated on internal area and does not include kitchen.

Has Brno as a whole performed badly over the past 6 months or is it just the Golden Brook development?

I can see that other developments have posted gains but that could have been from previous months.

Golden Brook is located in an area that has great potential and is going trough transformation at the moment. However not significant changes have been made in the last seven months. We should expect higher capital growth in the future, once the area become more attractive for buyers.

How have you determined the current sale prices for Golden Brook? Given that the future purchase contract is now about 6 months overdue, I'm starting to worry that the whole thing is no more than vapourware.

The website given in the investment report (www.leskava.cz) is just a placeholder, and I can't find anything about it elsewhere.

Is this normal?

If it is going to fall through I would prefer to know sooner rather than later so that I can reallocate funds elsewhere.

The figures in Czech deal performance are supplied by our local partners.

As for the contract issue I'm afaraid I'm not able to help and I suggest you to contact our legal team.

I have been wondering too....
I contacted the lawyers in Czech Republic a week or so back, and they are still awaiting Zuzanna's confirmation. She did say that this should happen in Jan 08.

I hope too that this does not fall through, as I had this great experience with a PS deal in Poznan some time back.
