Hi Everyone Every now and then it is a good idea to update our readers and investors on what we are doing to help you more.... Let me tell you about a few developments here at Property Secrets 1. Yes, we are investing more and more in communicating with you by email, on the website, face to face and by phone too... 2. No, this won't cost you more money (and yes, we will continue to deliver our low cost and below market value opportunities) 3. We have agreed terms with a senior communication and account management director from a top UK financial firm and he will shortly be helping us to improve our communication with you. 4. Things we are alredy doing to improve our communication with you also include: - instituing a proper complaints system (instead of running complaints via this forum) - in addition to the monthly development updates, we'll be contacting all clients by phone more regularly to update them and deal with their queries - we are hiring into our letting and management service to particularly enhance your experience at this stage - driving performance from our letting and management partners - including (as some of you know) replacing some of those partners where the service falters or altering the services that we source from them - setting clear targets for all service providers and, in time, we will start to report on these too as this will help investors make intelligent decisions in regards to the rental and re-sale markets for their units - building online systems to allow us to manage and track investors decisons on a unit by unit basis and reporting that information in real time - developing key 'Property Secrets Clients only' mortgage hotlines to our prefered finance providers in each of our key markets (to ensure that your mortgage applications are as hassle free as possible) 5. We are also conscious that some investors want to stay in the UK market and therefore want us to continue to provide UK content. As you know, our view is that off plan investment opportunites in the UK are pretty much dead (our own standard for an off plan investment is a projected annual growth of a minimum of 10% per year over 5 years - and we can't find UK deals that offer or exceed this potential). However, the UK refurb/ distressed buyer/ 2nd market is still alive and has good opportunities for long term investment - if you know what you are doing. We will continue to offer content on the UK including a planned increase in UK hotspot articles and strategic articles on how to invest in the current UK market. We have launched Social Buy to Let Secrets book AND Property Management Secrets book this year - and will be following with Property Tax Secrets in the next month and (provisionally) a new/adapted title of 'How to Make Money in the current UK market' If you haven't already, you can download these UK books for free (as a PRO member) from http: / /www .propertysecrets .net /all _downloads .html 6. Crucially, we remain committed to our low cost model. Low cost in terms of the content and advice that we are able to deliver for less than the cost of a daily newspaper... ... and our low cost 'fee only' based off plan property sourcing model, where we charge clients fees instead of taking commissions from developers (or worse - taking fees AND commissions from developers) .. I say low cost because it is typical for commission agents to charge between 10 to 15% for overseas new build (and yes, this is often why they are keen to sell you developments in the later phases when the prices rises allow developers to pay big commissions - instead of working hard to get access to the developers pre-launch prices, as we do). Lastly, I know the criticism is that Property Secrets haven't been good enough at communicating with you. I know this - my board of directors know this - everyone in the team knows it - and we are working to significnatly improve this. In truth, the progress that you will see will be a steady improvement - and not an revolution. And, some of the things I have mentioned here may happen in a different order. However, in the name of communicating sooner and faster, I've written this post and I hope you find it useful to give you a flavour of what is to come.
