Here are some pictures taken in May this year of PS deals in Warsaw. Bizarrely this is my favourite - 15 mins into the centre of Warsaw by tram, yet a seemingly "peaceful" location, not locked away behind gates.

Everyone seemed to think it was still going ahead. When Tony Blair gave away some of the UK's EU rebate last year, it was partly to fund the Warsaw Metro extension.Having said that, I think the area is already quite well connected so I'm not entirely convinced that the Metro is critical in terms of rentability / capital values.Clearly it can't do any harm though.

My "back of a fag packet" comparison of the Westland 1 and Westland 2 prices - assuming the appts are of a similar quality - suggests I've just under a 50% increase in capital value on mine in Westland 1. Nice.
I'll post a few more pictures of the area.

Great to hear of the cap growth so far for those of us who invested in Westland.
I must admit to being very surprised to see PS marketing phase 2 though given that the capital growth has been so high and yet rents have remained static.
The net yields look dangerously low for anyone buying now in the second phase!

I wonder if the market in Warsaw is now too expensive, and I think it's unlikely I'll buy any more in that city.
I want to be on the bottom rung of the capital growth ladder when I invest, not halfway up it!!

Hi Andrew, I can definitely see where you are coming from. At the same time however I agree with the report that one should look to the future performance expectations!
I didn't buy in my home country (N Ireland) about a year ago as the growth had been so strong prior to that....only then to see prices go up by nearly 50% in the next year!!
