Could other investors kindly submit there experiences with Quadra to date ? I am trying to sell my Studio (block J top floor). I need to sell for personal reasons - has anyone else sold ? How is going if you have opted to go down the rental route ?

Regards
Paul

I've just completed the sale of my studio on the top floor in block J today.
I sold for 93,500 euros and am happy that's a good price given my desire to sell fairly quickly

Alex,

How does that stack up against your purchase price and the updates given by PS.

Alan

to be honest I haven't done a very precise calculation as I needed the money regardless. PS have been quoting 100,000 euros but I don't believe any have been sold at that price and I wasn't willing to wait.

From my back of a fag packet calculation, I believe I have made a profit in the order of a few thousand euro's but after all costs, it is not particularly significant and the main profit will arise because of the rise in value of the euro against sterling over the last 6 months!

My view (as it was before) is hold for the long term (min of 5 years) and rule of thumb is don't even think about selling until the property has increased in value by 200%. If you take that approach then the impact of costs will reduce.
Another lesson is, all other things being equal, to buy more expensive units as many costs tend to be fixed and are significant if you buy a studio at 54,000 euros as in this case.

Hope this helps

Alex

I'm a little envious Alex - I'm on the top floor in J and I would have sold mine for around that price, guess yours has a better view. Regards Paul

I don't know whether you've been in contact with Grupo FDP? If not, I'd suggest you do, I've been very happy with their service

Try Florentza and be sure to mention me. I'd like them to know I appreciate their service enough to recommend them.

I believe it is still acceptable to post contact details for Grupo FDP as they have been recommended a an alternative agent by PS - let me know if I'm wrong in this PS

Can't help you with motgages for Romanian companies I'm afraid
