We've had our ups and downs and their commission is quite high compared to some 'inclusive' consultancies, but they offer a hassle-free approach to sourcing good apartments in markets which I am already familiar but where we are focusing on different types of asset. Best wishes Andy

Thanks for your answer Martin in my mail box and thank you also Andy for your view here in the forum ... By the way Andy , we will then be neighbour on that one! Although both messages seams reassuring with the quantity of light in those appartments ....i am pretty sure that Building D inward are not seeing that much sun light either... If i am not confused with the floor plans given by PS, those appartments are really pointind towards the east-east & east-north side , it means the sunlight will come only in the morning (later in the day and maximum from midday onward the sun light will not cast towards those appartment anymore)... I believe moreover that the sunlight in the morning could be a bit difficult to get because of the huge Unit opposit , Building A & B (with 14+ floors each). So Andy ,as you say i also believe that with the height and the distance to the other side (how much is it exactly by the way?) it will be not too dark.having sais that, I cannot see either how DIRECT sunlight will come our way in Building D inward. Seeing the North direction on the floor plans and the other Building A & B , do you believe i have forgotten something ?? I would rather prefer this option because as you can see i am pretty concern about this subject : level of light ... If i am right about the interpretation of the florr plan then, from your experience in real estate, do you believe it could prove difficult for renting or selling later on? Christian NB: I am also planning to come and have a look of this area of Bucharest in June ....

Hi, Let me know when your going and we'll try and meet up if possible - its always good to have 2 heads working on the same project. In regards to the specifics on distances and angles - I'll let PS answer as its their job to do so, and we are paying them. But generally level of light - is only one factor in renting / selling. Bear in mind these apartments will be a big step up in quality for the locals (our primary market) currently living in Panelaks. Level of light is one element of many to be considered by purchasers - to some it will have more importance than to others. In terms of renting, if it goes to young professionals out at work all day it is not of great importance. Qualit of finish and space will play a great role. If we are looking at young families, they will be more driven by price. Notably units will complete in spring/summer so we have the seasonal light levels on our side for marketing purposes. Conclusively, I do not forsee this as a major problem in itself and certainly I do not beleive it will have any long term detrimental impact on capital growth levels.

Hi Christian This is a very similar conversation to the one I had with Andy, and a perfectly valid concern, however I think that you may have the wrong unit as the one you have developers unit D36 is south and west facing so the sunlight should be on your flat from late morning and stay with you until the end of the day when it will drop behind the oposite building. The distance between the buildings is approx 100m maybe slightly less, but either way there should be no light impact. I believe that you should have no difficulty selling or renting this unit especially given the long completion. Hi Simon, I will call you separetly within working hours from my office but i believe it is good to clear also here for the other investors the understanding of the floorplans supplied by PS. If you go on the "Download Floor Plans" of the Platinium 2 and you take the unit "Apartment D36" or Unit 17 for PS i reserved, you can see a big arrow showing a "N" ...This arrow shows for me the north side , it means the windows and the terrace of this appartment is facing north and east....but not south and west as you explain above ! So the question is: Are the arrow with a big "N" to understand in a different way?? You are right on your explanation if this arrow "N" does not mean "North" then it could be South (therefore D36 would be pointing towards the South-west )... Can you please simon download those floorplans suppied by PS to buy units in the first place and tell me how exactly is the direction "N" to understand...Please use my Unit 17 - Developer D36 to explain so that Andy or others can also benefit of the explanation . Being able to choose the right orientation of a real estate is fundamental for us investors. Waiting for your detailed reply in order to be able to read correctly the floorplans of PS !! Christian

Hi Christian You are misunderstanding what you are seeing. The North indicator (the arrow) is pointing towards North. On the floorplan for Unit 17, South is bottom right, North top left. Therefore the windows are getting light from the South West. I guess you are assuming the arrow shows the direction from which North light is coming? If so that is incorrect. This is standard for many floorplans, nothing specific to PS. Southern light comes from the bottom right of the floorplan. If this is your unit it looks like it will be light, especially in the afternoon. Mike
