I am finding the same problem. It is excellent for the long term and brilliant for any investors unlike ourselves who are largely cashed based. However the appreciation of the Kcs has exacerbated with current high interest rates the rental income vs mortgage funding gap.
The capital growth, while good is not absolutely stunning, looking at the website it looks like about 15%, so selling would get a profit assuming we could get the developer quoted prices. Per sq m Avenium looks way cheaper than some of the developments close by like 55000Kcs per sq m rather than above 70000Kcs per sq m
Its best to hold on if you can, but I have a problem to on the cash flow basis, and I might be tempted to sell quite early on. To be honest, if anyone would offer me Kcs 200,000 below the developer asking price now, before going through with purchase I would bite their hand off to avoid the hassle of completion renting. But that is because I have an overdraft here and credit cards and I could pay them off.
The crown appreciation while fantastic for cash investors who fixed their exchange rates is a very mixed blessing. I am also exploring the option of holiday lets, because I am projecting that I could double the rental yield that way, and I have some connections in the Czech Rep that way too.#
