I have had news that there has been some movement on Resales at the Phoenix development at reasonable prices 150-160k euros and to Cypriot Buyers. Anyone got any more info on this eg Agent and any problems encountered or otherwise?

Hi all,

I have purchased an apartment on Phoenix Court and am about to take possession of it.
Can anyone tell me how the handover of that development has been going? I can see from reading previous links that other similar developments this constructor has handed over has been riddled with problems e.g. Avlida... Is this the case with Pheonix as well?

I have contacted ABB to find out if a completion certificate has been issued yet but have had no response.

I would be very interested to know if ABB has been taking care of snags promptly and if there is any type of group formed with investors that I could speak to....forewarned is forearmed and all that.....

If you can get this off the ground before Spring it would be great as early indications I have had from Cyprus are that the Sales market is picking up now and Agents are becoming busier - mostly Cypriot buyers I am told. I guess the rental market will be slower as it's mostly seasonal.

Could you please also pressure the Developer to do more to make the area around Avlida, Phoenix and Falcon attractive - green areas, clearing rubbish and getting the council to reinstate the road that got wrecked, as there are only 4 developments in this road and he built 3 of them I think he has a responsibility to tidy it up.

Papadopolous has lost the election, Cyprus will have a new President!! Good news for reunification of Cyprus - BBC News Quote:

The MEP Ioannis Kasoulides won the knife-edge poll by just 980 votes, after a turnout of around 90%.

The former foreign minister will face Demetris Christofias, who came second, in a run-off vote next Sunday.

The election is being seen as a crucial step towards reunification with the break-away Turkish-controlled northern Cyprus after decades of division.

Mr Kasoulides won 33.51% of votes compared to 33.29% for Mr Christofias and 31.79% for Mr Papadopoulos.

I agree - The outcome of the first round in voting was surprising but definitely a positive move for the island.

Whatever the outcome of the final round of voting on February 24th, the 2 candidates that are now going forward for presidency have pledged to resume peace talks which were stalled by Papadoloulos in 2004.

So whatever the outcome, the incoming president will support reunification talks and this has to be good for the island.

Will be interesting to see how this unfolds

I believe both the north and south of the island would benefit from reunification. We saw the impact the peace process had on house prices in Northern Ireland. Property prices went through the roof and there is still massive investment going into the area.

Reunification in Cyprus would boost investor confidence into the island. Of course prices in the north would be starting from a lower base than the south and would see greater appreciation but I believe the benefits would also filter to the rest of the island.

How soon this would happen is anyones guess but I think the election results are a good start to resuming peace talks on the island
