As I have already said in my last messages I am organizing all services that IPA will be giving in Cyprus. Such as snagging, logistics, furniture, property sale, rent and management in general. I have had a meeting yesterday at Benidorm with a really good state agent that also operates in Paralimni! He is not the typical passive agent so can guaranty rapidly sell or rent of the units. Once we have the entire packet well structured will come back to all Cyprus buyers in order to start helping you. Do not hesitate to ask me questions before coming back to all of you with the services offered.

Peter, I will PM you seperately as I welcome your advice, but just so others are up to date on this, the Agents that most seem to be using at Avlida are the usual ones - BuySell (Listing only - not Licensed Real Esate Agent); Island Homes; SweetHomes Estates; ERA; Photiou: Aloizou etc etc Although many, if not all of them may be proactive, their emphasis - as has already been discussed - is bound to be on their 'Offplan' portfolio as they get a better commission.

I am using ERA and I can't fault them for service and saying the right things but I have to accept that they are only human and if they get 5% from me for the effort of selling one apartment but they get 10% for selling multiple offplan apartments on one complex for a developer then the results are pretty obvious to me.

With regard to rental, it's great that you have got your apartments rented out most of the time, I have decided to sell so it won't be of interest to me but I'm sure some at Avlida would welcome your input on this so again, I will PM you on this too.

I hope that Panos comes up with an agent that works for all of us, at the moment it is very fragmented and agents are dictating things, it should (and can) be the other way round. Photiou have done most of the rentals at Avlida but the way they spoke to me when I was out there left me in no doubt that they think we need them more than they need us!!!

Hello Panos,

It will be good to know of a non passive agent in the area. I have had success with some agents and not with others.

I do not know whether your post was directed towards my earlier post but in the last 2 or more years and in the absence of any PS support, I have passed on my experience and contacts for snagging, furnishing and letting to other purchasers in the area.

I know very well Greek and Cyprus State agents. If all people go by themselfs and try to open the market they clearly understand that everyone needs something urgently. so thats why they are trying to dictate thair own thoughts. With a little bit of luck we IPA we could have the famous good deal and try to help you guys doing the best choises and seva money. Keep you informed and mail you as asap as soon i have all proposal with services included.

Some of you may be interested to know that I've received and accepted an offer of 111,000 Euros (currently £80k GBP) for my apartment at Santa Marina.

I paid around £66k for it plus costs so I'll end up making very little even in simple monetary terms. However, that's really a big loss compared to what I could have done with the money elsewhere.

Still, you can't win them all - onwards and upwards! Just keeping my fingers crossed it completes!

Thank you so much for sharing that info with us Huw. This supports my view (& other clients') that the facts and figures being fed through from the 'Partners on the ground' in Cyprus is not representative of the facts we are experiencing.

I have had lengthy discussions with my Agent and some other useful and believable contacts in Cyprus over the last 3 days. In general the majority of buyers are still demanding deeds due to malpractice of some of the Solicitors and Developers. Those that have viewed my property have issues with the size which ended up being 10% less than my contract - I knew this one would come back to hit me.

I'm still hoping air fares become affordable if the Cypriot Government accept what Ryanair have told them - Larnaca airport taxes are far too high, Ryanair really want to fly there but can't make it pay at present. The Cypriot CTO answer is typical - Ryanair need us more than we need them. (Have they gone mad!!!)

We are currently working on the final project of the Cyprus clients and all people having units down there. We have already people that can provide the snagging of the units, provide furniture, personal assistance and all logistics that can be required in the future.

We are also working hard to settle up two or three contacts of State agents that will try to sell and rent the units as faster as they can.

I am a bit confused by your post Oliver, are you saying that you are not offering the Resales service to Investors in the Santa Marina, Avlida and Phoenix Investors?

Panos has not updated us directly since before Easter and now is the time to catch the Spring/Summer market.
