We have 2 current partners and hope to offer a third to our partner base shortly. Dear all We can now offer our LCS services As I-PropertyAssets in Cyprus. Falcon Court Units are ready to completion on the 15th of May as per developer last info. We can offer a snagging service using a special snagging company with year of experience and a really good knowledge of the local market. The cost of the snagging will be of 250 euros and 150 our fees. We are trying to use a really professional team in order to get the best we can and not having to face same problems as we had on the Avlida apartments. Such us: common areas. Roofs, parking places, etch. We suggest that spending a little bit of extra money and not giving the work to the same developer can at the final stage save loose of time - money and get the job done properly by some professionals. I would say that it is money well spent as long as the employees of the 'Special Company' have the appropriate Building Qualifications. I would say that your fees are value for money if the person doing the snagging is a building surveyor or similar - I would definitely want to see those qualifications this time if it were me and would say to everyone - get things done professionally, it is essential in Cyprus. When you see an inexperienced and unqualified labourer wiring someone's electricity meter into another apartment's meter using a 2.5mm cable (clamped and creased dangerously by a metal door) when that apartment is about to run a cooker/air con and water heating and you are told that this is how it is done in Cyprus you know that you can't bury your head in the sand and you have to fight hard to get things done correctly. Panos, what incentive is there for the communal areas to be snagged if people are paying individually for their apartments? I am not sure even now that the Investors understand that even if they have a ground floor apartment they have a share of the roof and the lifts and the stairs etc - they need to have all this explained fully which didn't happen at Avlida - hence when the rain poured in through roof and windows people only cared about their own apartment interiors and not the integrity of the building itself. I am still anxious to hear what has happened about the completion certificate and deeds at Avlida. Jo

Jo, I have been asking Panos what he means by special company. I am sceptical about the local completion service. I have used it twice in the past on Czech properties, both times came back with no snagging required. Which surprised me. I was considering using Sweet Home Estates, have you heard of them? I hope the changing Euro rate works out well for you, I know you have has a difficult time in Cyprus. regards Will

Hi Will You are right to ask that question of PS as 'special' means nothing in Cyprus and neither do words - you need to see the evidence and the paperwork to back it up. They will do things right if you push but you have to really push hard. I have also had Sweet Homes Estates recommended to me but by a Cypriot who I like and trust but I would still want to know if they are qualified to do the job. By this I mean that they need to be qualified Building Surveyors who understand Building Regs. Anyone can tell you if your tiles are fitted well or kitchen finished right - they need to check the integrity of the mechanical and electricial installations, roof coverings, service shafts, window sealing etc There was no project manager at ABB or site manager who understood fully the current building regs so we had to oversee this ourselves. Also, we had to oversee some of the snagging works to communal areas. We did get there, so it's not all gloom and doom and I believe ABB learnt alot from the exercise, they have also worked recently with other organisations who are being far more specific about what is required and overseeing their work so I hope that you guys won't have half the issues we had. One more point, ABB did employ a guy called Mike (Sacha's partner) to do alot of the snagging works- his work is superb and he knows what he's doing, he did a great deal to put everything right at Avlida and we can't thank ABB enough for employing him for us - we believe they did this in good faith to help sort everything out. Mike won't thank me for recommending him as he is run off his feet and has trouble getting the other Contractors to learn from him (you can't tell a Cypriot how to do something without a fight - even they will admit that) but he does a great job. Dear Will I am signing the management contract this week so i will send you all details per mail and you can check the snagging company that we have chosen for Falcon Court units. I am half Greek and my father is an Architect. I speak perfectly the language and have Cyprus contacts down there which i am sure they will do a good job and they don’t depend from the developer himself. Property Secrets brought me on the ground in order to solve the problems and solve all logistics issues for all units down there. I will keep trying helping and contacting all the clients by mail.
