Hi Gary,

Thanks for keeping us in the loop and really glad to hear that you had a positive experience in Romania.

We are planning a trip to Romania but hope that you could give us some insight from your visit by answering a few of our questions:
-Did you strike any deals with the property you have/will complete with the developer?
-Having considered that some properties are being sold for 70% of what you may have paid, did that not dis-courage you to complete?
-What was the general feel for the grrensfields area did you get? Does it look like people are moving in, and a community feel is there?
-What state is the surrounding landscape in?
-Is the build quality as expected or better than expected?
-Do you get the impression, after visiting the area personally, that it's a worthwhile investment to follow through?

Would really appreciate your input!

Hi I mentioned previously on this forum that we had been contacted by Valentina Radu concerning the Romanian Governments change in legislation allowing foreignors to own land before 2012 by applying for Romanian residency. I got the impression that this was an option, however I learnt yesterday that in order to rent out the property, we need to be registered with the Fiscal authorities, presumably so we cannot avoid paying any tax on our "huge" profits!

To clarify, because we bought as individuals rather than as a Romanian Company, we now have no option but to go over to Bucharest and register (pay the 600 euros), before we can legally rent it out.

Unfortunately, until we can get some respnse from mri as to when the furniture pack is likely to materialise, we cannot rent it out anyway. I think the best option is to thoroughly investigate the rental options etc. before going out there - I do not want to use Deutchie Management, and wonder if the (Grupo?) agent previously recommended would be a better option. Would be very interested to hear other peoples comments - we completed in January and therefore don't need a mortgage - anybody out there also completed?

Due to I not being able to proceed with my purchase I have 2 mri furniture packs surplus to requirments. If they ever get around to delivering them that is

Is there anyone out there who would be interested in taking them off my hands?
I can't bare the thought of mri keeping them and my money?

Does anyone know where MRI were sourcing the furniture packs? It would make sense to trace the supplier to see if it really is going to supply the goods.

I would not be surprised, however, if MRI cannot show that they have passed the payment on to the supplier or that they can even give a name for the supplier - maybe they will tell you it was MFI!

Hi - I have been pestering MRI "furniture department", and this week they sent back an e-mail saying "you should have received details of the supplier by e-mail when you ordered the furniture - we suggest you contact them direct". I replied that no we didn't have details, could they forward the information, and the same day we received another e-mail from them apologising for the fact that they had made an error - they had never given us those details in the first place. The e-mail went on to say that as soon as they knew something they would let us know! I think somebody in authority was panicking - they obviously have no intention of giving out that information! I note from previous posts on the complaints board that MRI have suddenly demanded VAT for furniture packs for other locations - some as long as 2 years after ordering - is there a pattern here, are we suddenly going to get a demand for VAT or else it won't be installed????????????????

My theory would be that the VAT request is a ruse because VAT has to be charged in the invoice at the time of the sale. If it is not charged at the time of the sale, it is the supplier's problem - he cannot come back and ask for it later from the buyer or the buyer's agent, if the supplier made a mistake - especially not two years later. A normal agent's job would be to point this out to the supplier and act in the best interests of its client.

It seems more likely that asking for VAT from the buyers is a tactic of Missing Real Information, which is designed to allow it, on the one hand, to squeeze buyers for more funds, if you are gullible and, on the other hand, if you do not pay, to allow them to cover their tracks and walk away with the funds they already took off you by blaming you for not paying the VAT.

Maybe you can try asking them for a copy of the invoice relating to your furniture pack (which should show if VAT was already paid or not) and saying you will send the VAT directly to the supplier to save them the trouble. Good luck!

Hi yes i had to stay another day over the get the residensy sorted i am now a romanian residet this will dood for me as now i can rent out the melbourne house
Valentina radu sorted it all out for me .If you do go out there i recomend you talk to her and deutchie managment i have been with them listen to what they have to say then make up your own mind ,with out them i would still be on this forum complaining about mri and what to do now ,my apartment in greenfields is now complete and is being advertised through deutchie managment see attached pictures i hope to have it rented out in a month i will keep you informed in the progress ,there are people living in greenfields they are romanian i have met them
any im just concerned in getting some euros in to my bank account ,you could talk about the whole thing until the cows come home ,i am in for the ling haul i reacon 4/5 years bucharest is a massive city almost 3.000.000 people live there it is very buisy and hand on my heart i still think it will come good it has to i have almost £200.000 invested there .

Hi you need to check your apartment aand see exactly what furniture has been delivered i was over last week expecting hardly any furniture i was supprised it was 80% complete so i got deatchie management to sort it out and finish it. it is now on the market for letting they charge arround 5900 euro i paid mri 12500 for a full furniture pack its 50% cheaper air condition which you will need it, was34 degrees when i was there i hope you get sorted i have been to romania twice the first time i was with mri i love the country it is moving very fast it is more modern than the country i am living BELFAST its hard to believe .deutchie management also helped me sort out a will ,bank accounts with brd bank and property insurance .

If you contact dutchie managment they will be able to help you there office in in greenfields www.dutchiemanagement.com they are very helpfull they have just rented out my apartment i had it on with them for 2 weeks Cheers good luck
