Hi everyone, There seems to be some people posting on this with interests of conning people even more!!! I have met all these people that "gary" is so interested in pushing forward for everyone else to use, it just so happens that these people were the very same people that conned me in the first place with their very convincing lies. And as for valentina radu, doesnt she work for the solicitors that have only mri's interests at heart!! The ones that will do nothing for you except to make sure you transfer all your payment to their account. I have asked these solicitors many questions which they never give a straight answer for! Now Gary, I believe you are extremely niave or are sitting behind a desk in deutchie managements office! I also believe that a lot of the good publicity about certain people and companys is just that "publicity". I also would not put it past MRI if deutchie management was part of their group of companys. MRI has an extremely strong legal team to counter and block any accusations, even on these blogs! Anything MRI really doesnt want you to know, they will have it removed with the threat of legal action on these blogs It is absolutly no problem to find a totally independent lawyer in romania, who will find a reputable management company their, totally away from all these people who conned us in the first place. There is no excuse for having to give a conman a 3rd or 4th chance with YOUR money again after what he done before. I am sure they seemed really nice and sincere to anybody who has visited them out there.......dont all good con people!

I am inclined to agree with Rick: Dutchie Management give their address as at Topaz Greenfield. I am not sure an independent agent would have an address "on site" - more likely the address is provided by the developer Impact, in one way or another - rent or gratis, so that the job can be done more easily. Martinez Echevarria seem to have made quite a lot of clients unhappy with their performance - essentially being inactive and not advising clients of their contractual rights. When clients are getting into sticky situations because of lack of mortgage finance and developers who are trying to deliver apartments, which are not ready in order to try to avoid default on the developer's side, it is not enough for a lawyer to be a pleasant person; they need to be providing advice and not just collecting fees. On many contracts in which *** (you know who) have been involved, buyers seem to have sent the deposit funds and legal fees to an account in the name of "Legal Independence", this being described as an escrow account.... but surely that bank account should have been a client account of Martinez Echevarria... but then being in the name of another party probably allows the "pot" to be distributed and puts distance between Martinez Echevarria and responsibilty for the contents of the pot. Interesting structure ... "independent" in its own way! As mentioned in another posting, Moving Room Incessantly have moved office in Romania several times this year. Could this be a way to avoid the unhappy bunnies they have given birth to? I have studied many of the sites mentioned over the last year or so and I think you would be hard pushed to find anyone who has ever received money back from Minus Refund International - their approach is, if you are foolish enough to hand it over, we will keep squeezing for more and if you manage to complete on one of their properties, you may well be completing into a position of negative equity because of the overevaluations placed on the property in the first place. Hmmm, I wonder if Martinez Echevarria are warning their clients about this or about what Massive Rip-off International have done to other clients of theirs? Anyway, can someone please pass the Dutchie on the left hand side?

Hi all, As I said on the other forum mentioned here by one of you is easy to hide behind of a nickname and write all kind of lies…Mr. John Johnston is one of my ex-colleagues in MRI who has been fired by the same person he is accusing now of fraud..guess was frustrating for him. By the way “Mr. JohnJohnston” looks like your collaboration with Furniture Direct wasn’t successful as you have thought During his visit in Romania Gary has asked me why I am not joining any of these forums and promote ourselves, I guess he has his answer now…looks like is much easier for everyone to believe whatever is negative For the one was asking yes,I am paying the rent for our office in Greenfield(which can be proved with the rental contract registered with the Romanian Financial Administration) and my landlord is one of MRI’s clients…I choose Greenfield because I like the place and I knew that it is good position for a property management office as in no other development in Bucharest more than 60% of the buyers are foreigners. I never pushed anyone in buying our services or choosing us …My recommendation was and is for all of you ..book a 2 days trip to Bucharest..previously give a search on Google for property management companies in Bucharest ,search for a property valuator, choose a few from there and meet them one by one ..at the end it will be your choice based on your own judgment and not on what people are typing on a forum I won’t write again here …but if any of you has any question or needs more explanation can contact me at anytime Sorry for taking your time Alexandra Varga

Hi i also met these people the first time i went to romania on an inspection visit at that time they did work for mri ,i was going to buy oroperty in romania anyway it just so happened they were the selling agents ,well anyway there waas no hard sell by mri the people we were with also bought property at the same time alexandra actualy picked me up from the airport so did,nt try and sell me anthiing it was,nt her job .deatchie managment don't deny they worked for mri but all the bad publicity was in the past they also got burnt by mri everybody needs to move forward or just walk away from what they thought was a good investment i was prepared to walk away loosing over 61000 euro and the furnature package 12000 euro but not now since i have visited it again ,yes it cost me about 15000 euro to go out there and see for myself ,but with out them i couldnt have done it or it would have been difficult ,eg forming a residency ,open bank accounts ,setting up power of eterny ,etc now im home feeling more relaxed ,they have not ripped me off they took no money from me and did a lot for me they didnt have to pick me up from the airport and advise me of hotels they even booked my flight home ,and they charged me for nothing .

Hi - I have read the reply from Alexaandra - for me the issue is not whether any of these people used to work for mri - probably half the people out there have done so at one time or another - but what about the allegation of fraud directed at Jacques? I have seen no denial or explanation.

If more than 60% of the buyers are foreign, this presumably means that: (i) the non-completion rate at Greenfields is likely to be significant because the vast majority of buyers from outside Romania will not have been planning to make cash purchases, especially as the slant of the marketing from *** and others was that 80% mortgages would be available. Even in November last year the ***-associated broker CFP was leading people to believe that mortgages were available...well, they would not want to have to give back their broker's fee, would they? If buyers do get an offer of a mortgage the rates will be high based on loans in Euro, so compared to the rental, positive cash flow seems difficult to achieve. (ii) even if the buyers manage to complete, the Greenfields "community" will be more than 60% occupied by tenants....surely this would act as a dampner on the rental values that can be achieved. It also allows more potential for default when the bills arrive for the management services. (iii) this reflects implicitly the degree to which the apartments were absorbed by the Romanian market and even Romanian buyers with mortgages will be finding it hard to complete as their mortgage availability is limited by the fact that banks are no longer giving apartments a valuation based on the contract price, but are attaching lower values and are lending less. For Romanians in this situation, the developer of Greenfields has come up with a solution of allowing them to move in and paying rent/ instalments. (iv) if the developer forfeits the deposits of the foreign buyers who cannot complete, it can make discounted sales into the Romanian market....if it can find buyers, which is not guaranteed in the current market... , which reduced prices then form a new lower benchmark for valuations when the banks commission evaluators relating to mortgage applications. So it's over to PS to explain how to achieve capital growth and rental income in this kind of circumstances. Anyway I expect that *** will be in touch soon to offer to negotiate with the developer for a fee, but, as Grandmaster Flash once sang..."Don't, Don't Do it"!

It's good we have a lively discussion here at last, too many people use emotions instead of arguments though which unfortunately doesn't help (even if they come with good intentions)... I have one specific question to Gary and people who have been there. Why did you have to (or want to) form residency in Romania? Does it help with any tax matters? As I am going to deal with all this mess myself soon, any advice would be great and appreciated.
