Hi I would like to ask if anyone hs recieved thier titile deeds for property bought in Cyprus as having bought the Santa Marina development I have not recieved mine despite requesting this from the PS solicitor mentioned above Regards Paul

Hi Helen, I wouldn't be too concerned that the Solicitor has pulled out of the Nicosia Deal before completion. In my experience at the Avlida completion the Solicitor was as useful as a chocolate Teapot. Apparently, we only paid for the Solicitor to take us as far as Exchange of Contracts then you have to pay extra for them to represent you further or even respond to you so it seems. Even though they cost us about 4 times what it costs in the UK for a complete conveyance. I got no response from my complaints to the Solicitor and PS at completion that Avlida was nowhere near complete, just a request from the Developer to pay which came via Property Secrets who were not our agent, then again via the Solicitor who apparently was not representing us and with it came a reminder to check our contractual obligations to pay!!! Alfie just washed his hands of it all as he had his own issues at the time so in Hindsight we should all have got together and employed a damn good independent solicitor of our own and stuffed the lot of them - hey that feels better ( I'll probably be beaten up next).

Jo, thanks for that post about crooked cypriot builders. I have looked at Connor's website, it is an impenetrable rant. No doubt some truth on both sides. Upset to see solicitor Andrew Klydes involved though. He is supposed to be helping me complete a purchase at Falcoln Court. He rarely responds to emails. Helen, please keep us informed on how PS relationship with Klydes develops, regards Will

Hi Will I'll let you know if PS respond to my complaints and requests for help with Mr Klydes' lack of communication, assistance, guidance, information etc! I have held back from posting anything on the forum before now as it doesn't look good on PS, but needs must. The problems with lack of communication with Andrew Klydes have been reported to PS on several occasions, asking for their assistance which seems a reasonable request as PS select the purchase lawyer, who purchasers MUST then work through. I've managed to make contact with Mr Klydes by telephone on two occasions (after 38 attempts and numerous emails too - yes, I've got them all logged!!), but he was less than helpful and just referred me to deal direct with the developer. I've now found a new lawyer, based in Nicosia, and I'm just in the process of checking out all his testimonials, which are proving to be excellent so far. Communication skills are first class too. However, this leaves me with the problem of how to integrate this new lawyer into a PS purchase where Mr Klydes is supposed to be the purchase lawyer. We've already paid Mr Klydes....what for, I have no idea, and until PS take our concerns about the lack of communication with Mr Klydes seriously and get involved (because they selected him), I'm not sure how we'll resolve this. If Mr Klydes is the purchase on Falcon Court as well, this problem affects more people than I realised. I'll continue checking out this new lawyer in Nicosia - if anyone wants his contact details, I'm more than happy to pass them on. All the best H.

Will, I agree that there are two sides to every story, Conor and Michaela are obviously extremely frustrated and determined but this whole saga just goes on and on and they seem to have every reason to rant. They don't just rant either they take extreme and proactive measures which is why this case is not going to go away - I think it needs the authorities, the Solicitors involved, ALL agents and any other organisation selling property in Cyprus to get together and knock this one on the head once and for all as it is clearly damaging. Helen, I am so sorry that this is all happening again. Paul, to quickly summarise the basic process of getting your deeds - as I understand it - The developer has to complete the build as per the plans and the build permit and notifiy the local authority that he has done so. They then come out to inspect it and measure it all up to make sure it all conforms and a completion certificate is produced. Once the completion certificate is submitted to the Lands and Surveys dept they should produce deeds for each seperate apartment. This is why we need to know if the completion certificate has been issued - without that we should not be legally occupying the apartments and dont know if our deeds are ever likely to be issued as we don't know if the build conforms with the permit and plans. As far as I am aware the authority hasn't been out to measure up as they haven't asked for our key and they need to measure inside aswell apparently - I hope I'm wrong.

Helen Are you referring to the Palace Hights deal, I have had no communications about this from Klydes for several months now. Also, if it is, do you know if the build is running late - I have been expecting the next stage payment for about three month now but have heard nothing. No response to requests to Klydes for an update and contacting the develper didn't get me any further than "we will let you know when the payment is due" Regards Alan

Bringing this thread back to topic, front page article of Cyprus Mail today - looks hopeful .... Turkish water plan could solve drought crisis By Andreas Avgousti BRINGING water from Turkey seems to a real, cost-effective option to resolve Cyprus' water woes. This is what a group of experts, Cypriots and non-Cypriots alike, have concluded in what appears to be a tangible suggestion worth looking into, and the Cyprus Mail understands that the proposal is under consideration at the technical committees currently meeting to prepare the ground for Cyprus problem talks. Nicos Vassiliou, an economist-consultant who is involved in the project spoke to the Mail. "The infrastructure for receiving the incoming water is already in place: this is why the plan can work," he said pointing out that the project already makes use of existing resources on the island. "Of course, an underwater tunnel would need to be built connecting Turkey to Cyprus. Alarko Aksim, the company responsible for materialising the project, estimates that it will take two years to build the tunnel connecting Turkey to Cyprus. The scheme also compares favourably when compared with water transport via ships from Greece. "Greece is three times as far from Cyprus as Turkey is," Vassiliou said. "The minimum the government can save on a contract would be €15 million. "Comparatively, where wholesale supply cost is concerned, the water from Turkey via underwater tunnel is half the cost it would be if it came from ships from Turkey. "Also, it is half the cost in comparison with the water provided by desalination plants." Yesterday, Alithia reported that Turkey's President Abdullah Gul and Prime Minister Tayip Erdogan were in favour of the plan and are waiting for the green light from the Cypriot communities to go ahead. "We've discussed this with a lot of high-ranking people, although for reasons of sensitivity, I cannot mention any names," Vassiliou said. "I understand why people are reserved about such a scheme and there are questions which need to be discussed and debated. "Some have asked what would happen if Turkey cuts the water. My response is that this will not happen because both communities will benefit from the water coming to the island. They cannot cut it without depriving it from the Turkish Cypriots." Indeed, this is a political decision which could potentially turn the tide on the negativity often associated with Turkey's proximity to the island. "We have had positive feedback up to now. The political climate is looking up and if the scheme is implemented it will be a political decision. "Both communities should be involved in setting this up: it is and would remain a bi-communal project. I have also suggested we get United Nations Development Programme involved," he concluded. A source involved in the project told the Mail that the issue has been put on the agenda for discussion by the technical committees and that a representative of Alarko Alsim is currently in Cyprus holding unofficial talks. Bernard Musyck, a Belgian economist at Frederick University, who initiated a joint paper on the water problem, explained the thinking behind the scheme. "Water can contribute to peace. Both sides are thirsty and nature has caught up with us in the sense that this is an island which is vulnerable to water shortages. Nature does not see green lines. We're in the same boat and we're sinking." Vassiliou and Musyck co-authored the paper along with economist Stelios Orphanides and Turkish Cypriot Professor Ozzay Mehmet, at the Eastern Mediterranean University.

Hi Alan, Yes, I am referring to Palace Heights. Perhaps you could ask PS to give you my contact email address so we can work together on this - god knows it's hard enough without the purchase lawyer!! If not, google my name and you'll find me. Alternatively, we can continue to communicate about this on the PS forum, but I've held back from posting negative comments about the lawyer and PS, and I'd prefer to keep it that way - PS, can you please oblige by giving Alan my email address?
