Hi All
I am keen to know people's experiences of actually renting their properties out, that they’ve bought from either PS or others ? There is so much info and helpful sales advice from people on the selling, and there is some much hype on capital gains predictions, but for me an investment has to service itself and I haven't seen a lot published on the renting of these properties. I am focusing mainly on Poland, Czech and am even looking at Brazil (holiday let) as an outside option.
Recent data for example states that in Poland a typical office worker gets 750 Euro a month salary, and with expectations of renting at 8-1200 Euro as Wilanow, how does this stack up when there is expected to 25000 apartments (phased) on the market, all of which are 30mins from the town. Don’t want to be negative but must hear some real experiences before I can take the confidence of making a purchase.

I have been holding off responding to this mail in the hope that some investors would post their own experiences.
The rental figures in markets such as Poland are starting to look good. As with all high growth markets the initial period can be extremely turbulent and produce some results with a large range of income levels and therefore success factors.
Having said this, markets such as Poland are advancing to a more predictable level with results that show some strong rental figures.
Early phase investments provide stronger capital growth more risky rental income during the first year.
Out of town investments, such as Nowy Wilanow where the residential development is large and precedes the retail and commercial development activity leads to particularly turbulent rental performances.
Regarding the quantity of build, although the 25,000 you quote sounds like a large number, it so far short of the required amount the demand is not significantly effected.
All developments are renting well, particularly in Czech and Poland. Slovakia is producing results but slowly and Romania is showing some positive signs but it is really too early to comment.
There are some issues with the running costs, particularly of small and single unit portfolio investors but we are working hard to create bespoke pricing products for these investors.
I hope this answers some of your questions and generates some real feedback from other investors.
