What an idiot - ignore previous post. Now correct subject!I'm reaching crunch point on Santa Marina and was wondering how other investors are getting on as this may help me with my decision. I haven't been able to finalise the mortgage because the bank refuses to send the papers to allow me to sign in London and I've been too busy to go to Cyprus. So I'm wondering about selling it. However, following the completion of the purchase I've had no official confirmation of completion, no papers, nothing. I've just chased the solicitor (Klydes) as I assume they've got them.If you invested in Santa Marina how have you got on? How easy was it to sort out the furnishing and have you been able to let it? Have local manaaging agents been able to run it satisfactorily for you with changeovers etc? I may have time to go out for a couple of days before the end of September and your views may help me to decide whether to sort the mortgage out, furnish and let the place or just find someone to sell it for me.Thanks in advance.Huw

Huw,Do you have Gavin's contact details? Perhaps you could get in touch with him if you have and ask for my e-mail address. I am happy to advise but would need more space and time than the forum.I can help point you in the right direction regards furnishings, letting and management as well as mortgage and insurance.I have been successfully renting my two apartments since the beginning of June. Although rents are below prospectus levels, I am optimistic about the future and capital growth, although a low cost airline is needed.Get in touch if you can.Peter

Huw and Peter,
I am preparing to let in Paralimni and have abandoned hope of cooperation from Klydes. I am much happier now with a new solicitor, if a recommendation is of any use at this stage to anyone. I too would be interested in any letting and fitting out tips. I hear the Cypriots prefer a darker style of furniture. I would be happy for PS to pass on my contact details. regards

I'm reaching the end of my tether on this one. No sniffs of interest at a giveaway price (or so I thought) on Santa Marina. Will have to look at furnishing and letting myself now so any tips welcome here too.

We are currently experiencing a fairly high demand for long term let apartments, and Santa Marina as been very popular, and Peters tenants have given us decent feedback regards the quality of the apartments, and location. Occasional noise from the motorbikes on the bad bend! is main gripe.

Avlida! well this is just a plumb. location is very poor, with a short drive to any shops etc. beach is a drive away, so many interested tenants, are looking for other options. of the 3 or viewings we have had over the last weeks, all have said NO location is poor.

The rental rates we can expect to get for good quality properties, are slowly decreasing, due to the competition. ie more owners who would not rent out, are now doing so because the interest rates / mortgages etc are crippling these second home investors, and they need to sell or rent. selling?? no chance in this climate, unless you give it away, so renting is the only option, and less is more.
Better to get some rent than be empty and neglected.

2 bed f/f are reaching 555 euros inclusive of comm fees at present. unless its AVLIDA.

I have a unit in Santa Marina which has rented well in the long term market. It's been challenging getting the owners all aligned around supporting and funding maintence as PS left us a little bit in the lurch on this deal - but we are getting there and I have seen an average of E 550 per month. Some have had success with short term lets - but it's pretty tough work with holidaylettings being the most effective.
To an earlier post of recommending a couple who can hepl fitting out the place, if there initials are M & P - I cannot recommend them strongly enough

I have a second floor apt wiith good sea view on Avlida which I have just let for a one-year period. Rental is quite paltry though, I've let at 460 Euros a month but considering the time period involved I agreed to this income, at least I am getting the maintenance and insurance covered.

Thanks to Marion Carter and a poorly drawn up PPC we are still suffering from after-sales 'issues'. Also heard that ABB are imposing an 'admin fee' if you are lucky enough to rid yourself of this 'investment'.

I've heard that rentals are picking up again after 18 months of diggers and dust surrounding Avlida, something else that wasn't factored into the 'investment' equation.......
