Just a quick note to say that I spent the weekend in Prague and on Monday went with Orco to do the snagging on my unit in Repy. It seems we were the first investor to do this (and PS seems to have totally failed to launch LCS for Repy so I'm guessing that all the other Repy investors are going to have to sort their own snagging). Anyway, here are some pointer of what we did and what we found: Firstly, you are supposed to do the snagging before you sign the purchase contract. However, it is probably a good idea to do the snagging after the kitchen installation (so holding off on this probably makes sense if you can). Snagging actually takes quite a bit of time. In our case, we didn't have a kitchen to check and the electricity was not connected to the flat (it will not be until after you sign the purchase contract) so that limited what we could check. All the rooms suffered from minor pits, cracks and a lack of finishing/paint etc on plaster patch ups that had been done round the windows and access panels in the hall and bathroom. There was also very minor marks/damage on the window units. We also spotted a leaking pipe and the site manager was very quick to call in their site plumber to fix this. Wondering round the development we've seen two or three cases of minor water damage on walls. It seems they are constantly working to catch stray leaks at this stage. Also spotted a few bits of damage to fixtures and fittings - one light switch that was broken and some scratches on the chrome fittings in the bathroom. Basically all the problems were pretty minor but it takes a long time to spot all these things and the staff from Orco don't really encourage a methodical approach! We had some problems with the site manager not being there when we turned up and then having to leave half way through the snagging (it seems that he needed to be there to take notes). Also after we had done the snagging it actually took some time for the site manager to type up the list of problems we had found and it tooks some tooing and frowing to get this list to include all the things we had seen. It was particularly painful as this was all done in a bit of a rush and the list was in Czech so we were relying on Orco for the correct translation. In the end we are happy with the result but we wish that PS had not dropped the ball on LCS for Repy...

Thanks for this report Peter. Very interesting to hear your experiences. I hope that PS will be as careful with their LCS snagging on other developments as you were here.

Peter,
your anxieties about PS local completion service were correct. Unfortunately.
PS did not arrange snagging until July and then the flats were not ready for letting until December. Mine is still not let.
PS did the noble thing and refunded the LCS fee, but the delays have cost me far more.
I wish I had stayed with Orco.
I am concerned about repeating the same experience in Cyprus

Wow, I'm very glad that we decided not to wait for PS to pull their finger out on Repy LCS. We had already rented out our unit (for much more rent than we originally expected - a company let for 3 years) 3 months before your unit was ready for letting!

I'm now dealing with a new unit in Poland which is due to complete in a few months. PS seem to have improved quite a bit and are very much on the ball with LCS on this deal (at least when it comes to asking me for money). Fingers crossed that they will deliver on their promises here.

They are asking me to sign up to PLS too but I'm rather sceptical about this. Hopefully I can go to Rednet (or perhaps a smaller agent) directly. I'm sure that PLS does add value but I'm just not convinced that it is really worth the money (and this deal is already in very bad shape in terms of rental coverage for the mortgage payments etc).
