I am looking to start up and take a chance at property developing. Any advice or tips would be greatly appreciated.

Hi Andrew
My advice would be don't take any chances!! Property investing is not about taking chances its about having a strategy, working hard at it, seeing what works and what doesn't and learning from any mistakes you do make.
Read as much as you can particularly Property Secrets guides etc, and take advice from people who have been there and done it.

Read, Read, Read!
Read everything you can find about property development and investment for a couple of months. I know that sounds like a long time, but you WILL reap the benefits.
I recommend:
1) The PS manuals - worth the price of membership on their own. A easy to read complete startup manual.
2) The PS forums - there are lots of like-minded individuals discussing all sorts of property-related stuff.
3) Singing Pig - a similar forum with lots of investors and developers sharing information, discussing problems etc.
Then, when you are ready to start, start small. You will make 80% of your mistakes in your first project - so don't buy a £1m mansion that needs £500k spent on it.
Also - start slowly - do 1 project, check the results, check your finances, learn from it, and then start your next one. Don't try and dive in to 2 or 3 projects at once when starting up.
