How does that work?
When you find a property you wish to invest in, you can ask us to take a look at it for you. Applying all the knowledge, experience and skills we have developed over the last decade, we will examine in great detail:
- Location: Does the location have good, fundamental, long term prospects as an investment?
- Price: What is the only price (or price range) you should consider for this property type in this area in the current situation? What is the property's Intrinsic Value?
- Type of Property: Is the type of property you are considering in demand in this location, attracting the highest yields and best capital growth?
- Agent: If you're buying through an agent, what commission are they charging - we're likely to know - and how does that impact on the Intrinsic Property Value?

What will you actually do?
Using our unique Intrinsic Property Value (IPT) framework (learn more about this here and here) to analyse your proposed investment from every angle, these are the steps we can take, depending on your requirements.
One of our analysts obtain the full details of the investment property you are considering from you, including address, property type, asking price and all other information you have about it.
He or she will then assess the location - right down to street level - for fundamental economic drivers, what demand there is for rental property, what yields are being achieved and on what type of properties and a host of other factors.
What we'll be determining is the long term capital growth potential and cashflow requirements.
At the same time, we'll use the IPV framework to determine the Intrinsic Value of the property and calculate the recommended price you should pay for it.
Intrinsic Property Value, (IPV), is a measure of:
(Growth in Population) x (Growth in Employment) x (Growth in Disposable Income) x (Growth in Lending) / (Growth in relevant supply)
It is the growth in these indicators that matters, because we are looking for an increased amount of money entering a market and chasing a supply of property growing at a lower rate.
Multiplying these elements together provides a view over time of how the factors affecting property value change and provides an underlying trend around which prices fluctuate - this provides the basis for the Intrinsic Value of a property.
If necessary, we'll even visit the property ourselves to look at the surrounding area for the signs we always like to see when investing - signs of investment in infrastructure, increasing employment, new businesses and the like.
