Deal or Location? What’s more important? Here’s the answer…..

I was interviewed for the Investors Chronicle this week - http://www.investorschronicle.co.uk/ - and the journalist was asking me what markets Property Investors should look at and which ones to avoid.

My reply was simple: 2009 is the Year of the Deal. Which market you choose comes a close second in importance in my view.

Don’t get me wrong, it’s very important that you choose a location that has the right economic fundamentals to come out of the recession earlier and in a stronger way than other locations. Slovakia’s property market, for example, has been hit like everyone else through the worldwide economic crisis and the reduction of lending from the banks. However, we believe it still has solid economic fundamentals to ensure property price growth in the long term and GDP is still forecast to grow modestly in 2010. I’d choose that market over many others in the region as a long term investment. Poland too.

But you can never get away from the fact that the most important thing is getting a good deal. That doesn’t mean cheap. Cheap could be a bad deal if it’s in the wrong location. A cheap property on the Bulgarian coast as a prime example!!

By a good deal I mean find a distressed seller that needs to sell quickly, negotiate a good deal, and make sure you are confident you can get a tenant in. A lot of the deals we are getting are already tenanted which is the perfect scenario – its cash flow positive immediately with 7%+ rental yields and you can sit back knowing you got enough of a discount to be very confident that you will make long term capital growth. The better the deal, the better the yields (as rents are holding firm) and the better the long term growth.

That is why we are focusing on the UK right now – it is one of the best markets to achieve this if you choose the right locations. That is why we have done a lot of work on Intrinsic Property Value to ensure we advise investors what we think are the best locations and what are the weaker ones.

So our advice is to decide what markets you like best, and then hunt around for the best deals in that market(s).
