Bulgaria, or more specifically Sofia, is just now starting to be an attractive proposition for property investors. Property Secrets have been monitoring the market for quite some time and we believe the time is right to buy into it, just before the boom we believe is about to occur. As such, Property Secrets are pleased to offer you our first deal in the country and in Sofia - Astrea Apartments.

Astrea Apartments offers investors an excellent opportunity to invest in the Sofia market at low prices starting from £27,307 with payment terms rarely found in Bulgaria. This is our first deal in the Bulgaria market and we are forecasting that the Sofia market is set to boom.

The key factor to this is that markets can move very rapidly when they enter this stage of the property cycle. If mortgage lending grows fast enough and prices rise, the basement phase will be very short. We are forecasting the Sofia market has the potential to grow by 20%–25% in 2008.

We have secured 29 units in this 105 unit development with 50% of units already sold on the local market. Our payment terms are 20/70/10, which is next to impossible to find in the current market in Sofia. With as little as €4,041/£2,730 down now and the remainder to be paid in 16 months, this deal offers the chance to capitalise on expected annual capital growth of over 25% before completion.

The payment terms are equivalent to 20 / 80, as the 70% is due on completion (estimated January 2009) and the remaining 10% on handover.

In these days of credit crunch which we predict will hit Latvia, Hungary – unless their reforms take hold very quickly – and possibly Turkey, Sofia actually offers an exceptionally SAFE investment.

It is strange to call it a safe investment – given that it is in a pre-boom phase – but the hard economic underlinings of the country mean it would weather any financial storm far better than the three countries listed above.
