Is there a UK property market recovery or not!?

One week we hear property transactions are up, a week later that mortgage applications are up, but then we hear that mortgage approvals are down and house prices have fallen.

Optimisim is swiftly followed by pessimism. So what is the real truth? Are house prices up? Are mortgages more readily available and if so, what products are out there? And if there is to be a recovery any time soon where will it be?
