Property Options

Any investor reading recent property magazines, or researching online, will not have failed to see Property Options being highlighted over the last few months.

Options are a tried and tested financial strategy that you can see in action every day all over the world.

Property, precious metals, and commodities, like corn and oil, are traded with options often called ‘futures’.

In simple terms, an option gives the buyer control over an asset and is a contract with the owner to deliver the asset to the person exercising the option, who is the buyer, at a given place, on a given day at a given price. Options over property are nothing new, but have become more popular in the UK due to the mortgage markets tightening up over the last 18 months. They have been used more commonly in USA and Australia for years.

Some of the key information and phrases you will initially need to understand:

• An option is an agreement between a property owner and an investor.
• Generally, the owner gives the investor the right to buy a specified property at a fixed price. This right can be exercised during a specific period or on a specific day.
• The price is set at the start between both parties. The investor is not obliged to take up the right.
• If they do not exercise the option, it will expire at the end of the specified period and the premium will be lost.
