Daniel Peacock - Polish Property Selling Well
Those of us UK based citizens might have enjoyed the Mediterranean like weather we had over the weekend but one day in the garden and two sleepless nights with sunburn after, I for one am happy to see a bit of cloud and get myself well and truly safe from the elements behind my desk here at secrets towers.
Over the last couple of weeks I’ve been reviewing the markets in Central & Eastern Europe with pretty surprising results which has certainly raised the eyebrows of those investors in Poland especially. Prices holding firm in towns like Krakow & Warsaw have seen a wave of interested resellers as we begin to offer our free valuation service in all the countries that our clients have invested in.
With capital growth in Czech Republic, Romania and Bulgaria not so apparant right now, we aim to offer an ongoing service with our management teams on the ground until these markets pick up but are still more than willing to value property on a continual basis without charge.
In Bratislava, we have seen some impressive returns at one or two of our developments with resales over €1800 per m2 (inc parking) already achieved by our sales teams.

Nigel Fitzakerley – I could have been working behind the counter of a fish & chip shop!
So I began purchasing properties, doing the normal buy, renovate and let and carefully crafted a small but profitable buy to let portfolio. Then it all changed in 2007, a solicitor suggested I should start advertising for properties, where I’d purchase them quickly at a discount, re-finance them as soon as possible and cash-flow the finance to build my business. Well it was at the height of the credit boom, you could walk into a bank and they’d chuck a mortgage at you – so I thought why not? Let’s go with it, get the finance and grow rapidly. So in February 2007, my brother gave up his job to start finding properties, renovating them and re-financing them as quickly as possible.
We purchased 5 properties in April, 6 in May and by October we were purchasing 30 properties a month – nothing could stop us. We were cash-flowing serious amounts of money, creating a big portfolio and really living a buy to let dream. Or were we?
You know what – I’m an accountant by trade and really numbers is my game. I regularly spoke to my business partners and discussed this crazy situation. A £15m property portfolio, built in twelve months, £10m of which from one lender and no bank manager wanted to meet me? I could have been working behind the counter of a fish and chip shop for the all they knew, spending my money on flash cars and expensive women. It all had to go wrong sometime – well it did in early in 2008....
