Scottish Property Market - Moving in the right Direction

The Royal Institution of Chartered Surveyors monthly survey of its Scottish members reveals the greatest degree of confidence for more than a year. Half of those who responded believe prices are rising, nearly all the rest say they are static.

The number of property sales is also rising - May was the seventh consecutive month in which the number of sales (6196) exceeded that seen one year before.

So encouraging news on a property market we have always recommended - and indeed where I own over 30 properties personally.

We have always recommended the markets there, under the £100,000 mark.

The yields in Scotland have typically been £30-80 a month better than similarly valued properties in England and Wales, and this makes a significant difference over 10-20 properties....!

The best investors I know do not get too worked up about what the property looks like - they just want a money generating investment, and I know I would rather have an ugly house making me £170 a month than a pretty house that only makes me £50 a month....!

Passive income is the big attraction with these types of lower value properties, giving you an excellent extra cushion, and 10 of these can help you replace your regular income!

So my message would be, look at the numbers, don't invest with emotion - remember hard cash at the end of each month is far more attractive than having a pretty investment that doesnt make money!

We have some excellent deals in Scotland just in - with some giving up to £200 a month postive cashflow each month!

So you can get 25% of equity and up to £2400 a year positive cashflow - even at £1200 that is a 20% cash on cash return per annum based on £6000 costs to buy the property....!

Whether you are starting out, or are an experienced investor, you cannot have too many properties giving you £100+ positive cashflow every month!
