Grant available for:

• 80% of external refurbishments
• 50 % of internal refurbishments

Total costs to the investor will be fixture and fittings for apartments and structural work will be subsidised as above.

The total cost to the investor will be:

• £240k to purchase delayed until works complete
• around £200k cost for refurbishment of the flats (including structural works)

In other words total investment of £440k for 12 apartments all totally refurbished with an income of:

• 6 x 2 beds let at £450 PCM = £32,400
• 6 x 1 bed let at £425 PCM = £30,600
• Gives a total income of = £63,000

against an investment of £440,000

Giving a yield of 15%!

Property valuation of around

• £450,000 (6 x 2 beds)
• £390,000 (6 x 1 bed)
• = £840,000

With equity of around £400,000!
