The Financial Times this week reported on a 'property price crash'. Or that's what the headline said, at least...
If you delve deeper into their article - written by David Miles, economist and former advisor to Gordon Brown no less - that's not actually the case. Our view on the article in question and what it is actually saying can be read here.
The message is simple...don't panic, it's not what it seems! Why not give us your view on the relevant Discussion Forum topic?
Following up his article on UK population and employment trends from last week, David Lawrenson takes a look at just where those trends might drive property prices up. In other words, where should you be looking to invest in the near future? Here's a teaser:
In fact, government statistics show that about 60% of the projected household growth will be in London, the South east and South West which is why it is keen to build new homes here and try to ease planning restrictions...
What else is going on with regard to population trends and what effect are they having on property prices? Read the full article...
What about the US market? Well, it has been experiencing a price slump recently, but a recent survey of leading economists by the Wall Street Journal has revealed that the majority think the worst of the slump is over. This is actually something we predicted back in February of this year. But what does it all mean? Here's an extract:
The economists' views actually coincide with the forecast made by Property Secrets back in February 2006.
While others were predicting a crash in the UK and US markets, we wrote:
'No one expects a sudden return to heady price growth in UK property - but the signs are that 2006 could see a significant strengthening of prices.
And we went on in the same article...
'But, in neither place (The UK or the US) do the economics look shaky, does inflation (despite oil price hikes) threaten to send interest rates soaring, nor does employment growth look like being halted.
'And this is important, because there is no doubt that a severe property fall crash in the US would do a great deal more than simply spook the market here. But, the clear truth is that there are no signs that this will happen.
'Crashes, in short, happen because of recession, high interest rates and high and rising unemployment. None of these factors is on the horizon, either in the US or in the UK.'
