No voids, guaranteed paying tenants - how? BTL Prisons!
Welcome to this edition of your PRO newsletter. It's true, there's a chance you can rule out void periods completely and get guaranteed paying tenants. The how is certainly interesting! But more on that later...
We at Property Secrets have been taking a close look at a number of potential new investment hotspots - and some not so new but on the up again. Our Forums have been busier than ever so I'll review the hottest topics being discussed and yes, we have our first investment opportunity of 2007 - I believe it to be a really fantastic one to get us started in a market that is almost certainly set to offer massive returns on investment.
There's a whole lot more to cover as well, including Chris Browne's latest Property Matters column. Let's get to it.

We start this week with news from our Czech Republic partners, which backs our view that the capital is entering a new phase of turbo-charged price growth. But some areas are beating others hands down...here are the numbers and where we think the boom areas will be in 2007. Take a look at our Market Czech to discover the real investment hotspots.

Tony Booth, in the first of two articles this week, tells us how a landlord can put up rents without involving a middle man - i.e. without using an agent! - and save a small fortune on fees. His piece, Cutting out the middle man explains that increasing the rent of a tenancy at the right time and in the right way is vital yearly task for all landlords. Read more here...
So...what was that about no voids and guaranteed tenants then? Well, Tony's second article looks at the possibility of buy to let prisons - yes, prisons! It's best I just give you a short extract from the article than try to explain it further in this newsletter I think!
"The latest scheme being proposed could see the public being invited to invest in new prisons on a buy-to-let basis, with the Government paying rent to shareholders, writes Tony Booth.
Doing porridge! It sounds extraordinary - but the proposal is now being considered by officials as a possible means of financing much needed new detention cells...
...The proposal being considered is for members of the public to purchase shares in a new-style property company, which would then build prisons and rent the 4,000 new cells needed back to the Government via private operators."
Incredible, isn't it, but it does offer a whole new avenue for investors to consider. Read the rest here...

Property Secrets have obtained a 5% discount of the developer's list price and we expect a potential 25% increase in prices in THE FIRST SIX MONTHS.
Residenz Constanta comprises a residential mix, totalling 648 apartments and 136 villas and is located just 4km from the city centre, minutes from the beach and within easy reach of a number of high quality amenities. It is the first development of its kind in Constanta and will benefit from high demand. Transport to the city centre is provided by bus and travelling by car is even quicker via Tomis Boulevard.
Constanta is the holiday and entertainment capital of Romania, with some 10 main beach resorts are located to the south of Constanta along the Black Sea coast while Mamaia, the main resort, lies a few kilometres north of the city. Constanta is the main gate to the Black Sea and the Danube and is strategically located with excellent transport links via sea, river (Danube), rail, road and air. The city is an important centre of foreign trade with the Constanta-South Free Zone and Basarbi Free Zone enabling the growth of industry and business in the Harbour Area.
