Golden Brook offers investors a high-yielding, low entry-level investment opportunity, in one of the fastest growing cities in The Czech Republic. Golden Brook has been independently valued 8.8% below market value.
The development will be located in the Stary Liskovec district of Brno just 10 minutes from the city centre and home to Brno University hospital which is currently undergoing expansion and is set to become the largest medical campus in the country. Stary Liskovec is a green low-density area with a wide range of facilities making this a very desirable location for young professionals commuting to the city centre to live.
Average house price growth in Brno is currently 15%-20%. The city is also producing some of the highest rental yields in Central and Eastern Europe at present with two of our previous Brno deals, Redhill and Kosmova currently achieving average rental yields of 6.35% and 8.98% respectively.
From a financial point of view LTV of 90% mortgages are available subject to status. Refinance products are now available in the Czech Republic at favourable interest rates. Payment terms of 15/85 coupled with a completion time of 19 months makes this one of the best deals currently on the market.
