EU membership on track 2011 - is NOW the optimum time to invest?

The idea of Croatia joining the European Union has changed from a probable prospect to one with a high degree of certainty in recent months.

This raises the inevitable question for property investors - does this mean that now is an advantageous time to invest in Croatian property?

That's the question we explore in great detail in the updated Croatia Property Market Profile, along with:

  • Where do the opportunities lie?
  • What dangers are there?
  • Is the coast a sound investment?
  • Or should I focus on cities?

Detailed analysis into the effects of EU accession on the country is included for the macroeconomic view, in terms of:

  • the economy
  • the labour market
  • wage levels
  • Foreign Direct Investment
  • the property market

All factors of vital importance to the property investor. Using easy to understand graphical and tabular presentations, we examine the state of these factors now and provide forecasts for the future.

Equally, if not more importantly, we outline the potential dangers of investing in Croatia, including ownership rights, property types and property locations.

To assist you, we describe the buying process, what mortgage products are available, what rights you have as a foreign buyer and what are the best strategies if you are to go ahead and invest in this country.

"In the case of Croatia we are only moderately negative and see the next 12 to 18 months as a period of opportunity for the investor...

...Certainly, we do not see any advantage in buying off plan at this time. Off plan is
essentially a trade off between higher risk in expectation of higher reward. It can work superbly in a rapidly rising market, but has no logic in a falling or static market.

So, instead, we would recommend looking at after-plan buys from severely distressed developers only where the product has great long-term stored or intrinsic value. In other words, cheap isn't the overriding criterion for any
investment - long-term value and potential for growth is."

Croatia does offer investors an opportunity - but there are a number of pitfalls you need to be aware of and avoid. This latest version of our Croatia Property Market Profile will show you the best opportunities and how to dodge the dangers.
