Extracts
From The Economic Brief
"Cyprus' political situation seems to be an ongoing saga and hopes of ending the 34 year division of Cyprus were again revived recently.
"At the beginning of July 2008, Greek and Turkish Cypriot leaders made some progress by agreeing to start direct talks on a peace settlement.
Questions of sovereignty and citizenship were reviewed by the two leaders, Demetris Christofias, the Greek Cypriot president, and Mehmet Ali Talat, the Turkish Cypriot leader.
"The area around Paralimni is sure to benefit when a solution between the North and South is finally agreed. If a negotiated settlement is reached on Famagusta (the Turkish held port) and compromises are made, the area around Paralimni should see major improvements and perhaps even return the once prestigious resort town of Varosha back to its former glory."
From The Mortgage Market Snapshot
"Mortgages in Cyprus are available in a wide variety of currencies, including euro, dollars, sterling and Swiss francs. However, a euro mortgage avoids capital loss through currency exchange should you rent out your property.
"The mortgage industry in Cyprus is well developed and mortgages have terms similar to those in the UK."
From The Property Market Overview
"Investors into the Cypriot market are currently facing difficulties when faced with their decision of what to do with their units in a difficult resale and rental market.
"Cyprus currently has a large community of expatriates - mainly British who have helped boost the island's property market. However, the resale market is becoming more and more difficult due to oversupply in recent years as the primary demand has been coming from off-plan.
"Again due to oversupply, the rental market is facing difficulties with prices being driven down and a short supply of tenants compared to the amount of available units."
From The Summary
"As current investors know only too well, the Cypriot market is in a difficult phase. There are a lot of uncertainties right now...
"...Unfortunately, we are taking a view that the Cypriot market will experience a difficult sales and rental market for a few years. Once more flights are made available into the country, tourist numbers increase and investors return, the market will gradually pick up, but this will take at least two years."
