German property prices are, at best, static and it is very difficult to find any capital growth in the market. Berlin property and Munich property do not represent good investment opportunities at this time.
Hamburg property has potential however - if you can find the right deal.
There is currently no off-plan property investment opportunities in Germany. Rental yeilds, however, are very strong, with as much as 10% net yields available in the right property. Long term tenants and low overheads create an atractive buy to let market.
