Dear All I think it is worth mentioning that the stage payment are very good for this deal. Not to mention that the final finish and kitchens are included!! So the price for kitchen for and final finish are at better rates than what you would get at completion. At the moment in Sofia most developers demand that final payment is made at ACT 14 which is when the shell of the building is completed. This could mean that depending on the developer that you will have to wait a further 3 months for completion (ACT 15), and then 3 months to 6 months to issuance of usuage permit (ACT 16). I have seen a deal offered by a UK investment company where the payment terms are 35% on exchange and the final payment of 65% is due at ACT 14!!! This means paying your mortgage on the full amount for 9 months prior to even having the chance to rent it out. Not to mention that once usage permit is issued that you would need to put in the final finsh and kitchens this will take approx 3 months and you won't even have the chance to potentially mortgage this cost. So it will come out of the clients own pockets. So think about it with the Lyulin Bridge deal, not only are the stage payment better for the clients, but once it is handed over then it is ready to move in, no three month wait and increased cost for final finish and kitchens.
