This way I would like to warn all the buyers of properties in Montenegro, to check all their documentation, do they have title of deed, etc…

I bought the part of the land in 2005. and I was told that I can register and build house there.

I paid the lawyers, agency from Kotor to obtain the building permit for me, and few months ago I found out next:

- I am not the owner of the mentioned land at all ( the land is registered on the name of the ex owner, because it is not possible to do the parcelisation)

- I can not build on this parcel as the land is not urbanized.

- The money I gave until now is practically wasted, and my possibilities to build or to sell, are none.


The only company which explained to me the truth about my case in details, and which gave me advice about next steps is the company Montenegro Datum Ltd. From Herceg Novi.

I would like to ask the buyers of properties in Montenegro , who have similar experience to contact me for exchanging experiences.

I live over here and have been involved in property here for the last two years.
I would not say that all is lost.

We should chat and i can find out more about your land and case and maybe i can see what can be done

It would obviously be best to do this outside of the forum as i would need to see contracts etc...

I run a forum for english speaking properety owners in Montenegro. I have just e-mailed the group about your problem so someone may reply to you. I am considering purchasing a piece of land on which to build a log cabin. It would be in a non-urbanised sector in Krstac near the Lovcen Nat Park.

I also own some land in Montenegro in Herceg Novi and am also building 8 apartments on a small piece of land in Prcanj, Kotor Bay with a local business partner whom I've known for a number of years. P

PS - if this is a problem, please supply my details to Bernard.

Which agent did you buy the land through? I know most of the ones in Kotor and Herceg Novi. There have been some people mislead by agents in Montenegro but it also happenss in a lot of other countires and there are a few key things you need to do to prevent such an occurrence with employing the services of a local, independent, English speaking lawyer being the first.

Being in your situation is really painful and at the same time it’s hard to accept that you had been defrauded. You are not the only one victim in this kind of situation; there were lots of people who also experienced it. As a buyer we want to legalize all the documents we have in terms of acquiring properties but we are not safe from fraud sellers. All I have in mind is seek an opinion of trusted and reliable lawyer within your area. I’m sure he can provide you specific information and the best thing to do in dealing with the said incident.

I also have a friend who lives in Kotor, maybe he can help you looking for a lawyer. Good luck!
