Danube Crossing offers a great opportunity to invest in a third-tier, emerging Bulgarian city with significant capital price growth potential. Ruse (population 175,000) is a city with a superb strategic location and is booming economically.
Massive investment has gone into the city since 2007, when Bulgaria joined the EU and the Schengen zone. As a result, Ruse - as the only crossing point over The Danube - has been able to take full advantage of its proximity to the Romanian border and benefit from being an important transport hub for the country and the region.
Commercial investments like shopping malls and logistics centres have sprung up and the industrial zone has attracted a multitude of local and foreign investors.
As we would expect, such increased economic activity has begun to have a significant effect on the nascent property market.
Property prices in Ruse increased by around 30% in 2007, but this figure applies only to an increase in panelaks as there were no new builds on the market last year. That also indicates huge pent-up demand for new, modern apartments.
Our affordability calculations (see the Investment Report for more info) shows that the current price of Danube Crossing is easily affordable for the middle classes in Ruse. In fact it is way below the affordability ceiling, which suggests the potential for strong price growth and excellent re-sale potential.
Due to massive investment and job creation we expect strong, but not over-heated capital growth in the next few years. 15-20% growth is a conservative forecast for new apartments in central areas (like Danube Crossing) for the next 12 months and beyond.
The property market in Ruse is still in the early stages of its initial growth curve, which means that investing at an early stage is essential in order to enjoy maximum capital growth.
Danube Crossing represents an opportunity to invest in the best and the most established residential area within the city - locals regard this area as the most desirable in the city as a place to live. Vazrazhdane South district benefits from an excellent, central location, surrounded by recreational green areas with excellent transport and social infrastructure.
The city centre is only 1.5 km away and the main arterial road into town is a mere 150 meters from the development.
We believe Danube Crossing represents great potential for capital growth, rentals and resale, especially as there are few new buildings in the area while demand is high.

According to an independent valuation, our units are on average 18.8% below the market value, including final finish. The BMV is worth on average €15,526.
Prices start from just €59,816 and include final finish. This is a big advantage for Property Secrets' investors as they can therefore include final finish worth on average €5,510 in their mortgage - an option that is generally not available to the local market. Moreover, the final finish is 40% below the market value according to the independent valuation.
Mortgage finance for non-residents in Bulgaria is generally up to 80% over a maximum 25 years with interest rates starting from 4-5% for Swiss francs and from 6.75% for Euro mortgages.
Our payment terms are 20% on exchange and then 60% on Act 15 and another 20% estimated within three months (Act 16), in practice this equates to 20/80 terms. This is far better than the multi-staged payments offered to local buyers.
This means a minimum deposit of only €12,199 is required to invest in this deal.
